The North Royalton Board of Education voted to approve the sale of the Valley Vista School property to a Cleveland-based development company at their February 14 monthly School Board meeting. The Board had resolved to sell the property at their July 12, 2021 meeting.
Valley Vista, Albion and Royal View were the three elementary school properties that were vacated with the opening of the new North Royalton Elementary School in fall, 2021. The district has decided to keep Royal View and the Albion Elementary property will also be placed up for sale.
The 21.88-acre Valley Vista property is on Wallings Road, east of State Road. Royal View is located on Ridge Road, just north of Bennett Road and the Albion Elementary property is located on Albion Road, just east of York Road. Albion Elementary was constructed in 1956 and had additions in 1976 and 1988. Valley Vista originally opened in 1960 and then in 1962 the balance of the building was completed. Then in 1988 the new addition was dedicated. Royal View Elementary was built in 1965 and then had an addition in 1988.
A public auction was conducted on August 25, 2021, but there were no bidders present. After the auction, on January 10, 2022, Liberty Development Company, LLC, located at 28045 Ranney Parkway, in Cleveland, offered to purchase the property. The Board accepted the offer of $540,000, but with several conditions, including the district’s provision of a 180-day due diligence period to perform certain reviews. Following that period, if the buyer still wishes to purchase the property, the Board will accept the offer.
The zoning on the property is split about half each, of PF Public Facility and R1A residential zoning, according to Jim Presot, Assistant to the Superintendent. The Albion property consists of 24 acres and is zoned PF Public Facility. “We haven’t moved on Albion, said Presot. “There are certain processes that have to be followed, such as public bidding, to see what we have to do.” For anyone interested in the property, contact the central office 440-237-8800.
